For builders like Al Cooper the Roanoke Valley's housing market is rebounding at just the right time.

He's waited patiently for five years for customers to return.

Now for the first time this spring he's seeing that interest build again.

"There's a lot of people looking at houses this spring that weren't out here last year," Cooper said.

According to the Roanoke Valley Association of Realtors, February was the best month for home sales in six years.

But before you buy a home it's important to do your research.

A recent study from NeighborWorks America found that buyers who sought counseling before buying a home were one-third less likely to fall behind on their mortgage.

"It's something that we've known anecdotally for a long time and that we struggled to show ourselves and communicate that," said Kamilia Lawson.

Lawson serves as the Home Ownership Director at Community Housing Partners, a Christiansburg non-profit that offers free monthly classes to educate home buyers.

"It's a great advantage and these services are definitely underutilized," she said. "People should definitely act now."

Lawson added that home buyers need to be as informed as possible when it comes to money, savings, and mortgages.

Which she said is the secret to staying in your home.

It also will help the housing market rebound further, which is news to the ears of builders throughout Southwest and Central Virginia.

Community Housing Partners has free home buying classes on April 15 and 17 from 5:30 p.m. - 8:30 p.m. at its Christiansburg office.
